Australia New Home Sales Rise for 2nd Month
Australia's new homes sales rose 5.7 percent from a month earlier in September 2019, following a 7.3 percent increase in the previous month, data from Housing Industry Association showed. Sales increased in South Australia (18.0 percent), Western Australia (13.6 percent), Victoria (11.0 percent) and Queensland (1.7 percent), but fell in New South Wales (-12.1 percent). “The easing of APRA’s lending restrictions and the RBA’s rate cuts have started to have a positive impact on the new home market,” said HIA Economist, Angela Lillicrap.

Australia New Home Sales Rebound in August
Australia's new homes sales rose 7.3 percent from a month earlier to 4,548 units in August 2019, reversing a 7.2 percent drop in the previous month, data from Housing Industry Association showed. Sales increased in Victoria (11.0 percent), New South Wales (12.8 percent) and Queensland (10.6 percent), but fell in Western Australia (-5.3 percent) and South Australia (-4.1 percent). Despite the monthly lift in August, sales figures are still weaker than they were a year ago. New home sales were down by 4.6 percent compared with the same time a year ago and sales during the three months to August were 9.4 percent lower than a year ago.

Australia New Home Sales Fall 7.2% MoM in July: HIA
Australian new home sales declined by 7.2 percent month-over-month in July 2019, following a 12.1 percent drop in the previous month. Around the states, new home sales fell in Victoria (-12.6 percent), New South Wales (-5.6 percent), Queensland (-4.3 percent), and South Australia (-4.2 percent); but went up in Western Australia (0.6 percent). We are yet to see any material impacts from the two recent interest rates cuts in June and July or from the recent tax cuts," HIA's chief economist Tim Reardon said. "The effects of these should trickle into new home sales data over the coming months and will assist in further stabilizing the market," he added.

Australia New Home Sales Plunge in June
Australian new home sales declined by 12.1 percent month-over-month in June 2019, swinging from a 28.8 percent surge in the previous month. Around the states, new home sales fell in Western Australia (-15.7 percent), New South Wales (-15.6 percent), Victoria (-14.9 percent), South Australia (-6.6 percent), and Queensland (-5 percent). Considering the second quarter 2019, new home sales rose by 0.8 percent, the first quarterly increase since December quarter 2017. “The small improvement in sales in the June quarter suggests the decline in new home sales that has been under way for more than a year, has started to ease," HIA's chief economist Tim Reardon said. “Two interest rates cuts, a tax cut and repeal of regulatory restrictions will encourage increased activity in the home building market."

Australia New Home Sales Rebound Strongly in May
Australian new home sales increased by 28.8 percent month-over-month in May 2019, the most in over a year, following a 11.8 percent drop in a month earlier. The improvement in new home sales was boosted by confidence following the end of the Federal election, with banks starting to lend again, as well as changes in capital gains tax. Across the regions, new home sales jumped in all four major states: New South Wales (54.2 percent), Western Australia (34 percent), Queensland (26 percent), Victoria (25.3 percent), and South Australia (0.9 percent).

Australia New Home Sales Fall the Most Since 2005
Australian new home sales plunged 11.8 percent month-over-month in April 2019, after a 0.1 percent fall in the previous month. It was the largest fall in new home sales since 2005, amid credit squeeze and uncertainties caused by the Federal Election, changes in capital gains tax and negative gearing and falling house prices. Across the regions, new home sales fell the most in New South Wales (-25,1 percent), followed by Queensland (-16.7 percent), Western Australia (-13.7 percent), and Victoria (-4.7 percent).
